Board of Directors Letter
Greetings to the Residents of the Villages at Berwick,
On November 19, 2009 a Homeowners Association meeting was held to elect the new HOA Board.
We would like to introduce ourselves and make you aware of the fact that you now have an enthusiastic and committed Board who are interested in not only maintaining, but improving conditions in our community. Our goals are to maintain and improve property values and make our community a safe and pleasant place for our residents to live.

Please remember that modifications to the exterior of your residence that are visible to your neighbors or individuals driving through the community are governed by The Villages at Berwick Rules and Regulations and the Covenants. You received a copy of these when you purchased your home and signed an agreement to abide by these rules and regulations. The Architectural Review Board must approve, in writing, all modifications to the exterior of your residence that are visible to your neighbors or individuals driving through the community.
We know that there are a number of homes with exterior modifications that do not follow the current rules and regulations. We are reviewing the files of these homes to determine if written approvals for the modifications are on file. If you do not have an approval for a modification that conforms to the rules and regulations you must submit and ARB Request Form to the Architectural Review Board for its approval.
We will be levying fines for violations of any of the Rules and Regulations so if you are not currently familiar with them please review them now.
Also, it has been brought to the Board’s attention that vandalism is escalating in the Fitness Workout Room/Pool area located at Chapel Park
This letter is to notify everyone in the Villages that the rules and regulations state that only homeowners are granted access to these areas. Guests of the homeowner must be accompanied by the homeowner. No one under the age of 18 is permitted in the weight room or the pool without an accompanying adult. Anyone found in these areas in violation of these rules may be charged with criminal trespassing and arrested. Fines will definitely be assessed against the homeowner if the rules and regulations regarding the Fitness Workout Room/Pool are violated.
We are investigating other methods of entry and surveillance to protect the workout room and pool area but the involvement of every homeowner in The Villages and Chapel Park is needed to make our neighborhoods a safe, clean and enjoyable place to live.
